Lake House Rental Policies

We do have a few policies to keep your Maine vacation as safe and enjoyable as possible. These policies are strictly enforced.
Minimum Stay: A seven night minimum stay is required from Memorial Day through Labor Day.

Deposits and Payment: A 50% deposit is required to reserve our Maine lake house. The balance, along with a refundable security deposit is required 60 days prior to your arrival date.
Cancellation: Cancellations made within 60 days of your arrival date will result in forfeiture of the 50% deposit.
Damages: Should there be some significant damage or loss to our property, we will need to charge you for the value of the replacement or repair. We will notify you immediately following your rental. All repairs will be assessed at our cost. If there are no damages, the security deposit will be refunded within 14 days of your departure.
Smoking/Candles: Birch Point is a smoke-free home. Smoking is not permitted in our home or on the grounds. Candles are also strictly forbidden inside our home. If there is evidence of smoking or candles, your security deposit will be withheld and you will be subject to additional penalties.
Maximum Guests: We have a strict maximum guest count of 6 without prior written approval from owner.

Pets: We do not allow pets in our home. If there is evidence of a pet, your security deposit will be withheld and you will be subject to additional penalties.

Parties: Parties or large gatherings are never allowed at our home. If there is any evidence of a party and/or we receive an excessive noise complaint from neighbors, your security deposit will be withheld and you will be subject to additional penalties.

Security Cameras: Guests acknowledge that there are several security cameras on the property. These cameras will be in use during rentals.

Arrival/Departure: Weekly rentals are Saturday-Saturday.
Lake Safety: Personal Flotation Devices (PFDs) must be worn by any guest who is using our kayaks, canoe, paddle boat or row boat on the lake. We have more than enough PFDs for all shapes and sizes!

Jet Skis (or similar watercraft) are NOT allowed on Upper/Middle Range Ponds
